Responsibilities: -Travelling and filing of documents at Deed’s Office; Attend to property Transfers; Registrations of bonds over properties in favour of banks financing the purchase of properties; Represent buyers and bank granting buyer's home loan; Cancel seller's existing home loan on property; Advise sellers on cancellation of bond, any penalties, notice periods and other administrative charges which may affect the settlement figure; Obtain seller’s instruction before issuing any guarantees in respect of the transaction; Advise seller on obligations in terms of offer to purchase, so as to ensure that the transfer is not delayed; Prepare deeds for lodgement and to minimise the risk of rejection of documentation by Deeds Office; Inform seller of transfer on the day of registration; Informs all parties of conveyancing procedure and keep seller, buyer and estate agent informed of the progress of transaction; Advise parties of content of offer to purchase, especially regarding any suspensive conditions, special conditions and time limits; Request guarantees from the bank/bond attorneys in respect of the transaction; Apply for the necessary rates and levy clearance certificates from the authorities; Obtain written confirmation of buyer’s mortgage from the relevant financial institution; Draft transfer documents and the new title deed.
