  • By listening to the client's needs I aim to establish a strong rapport. Offering them sound local knowledge of what properties may suit their needs I then try and match their requirements with the best options we have to offer.
  • Dealing with sellers / landlords I aim to get their property listed with the best marketing material possible. I provide open and honest communication and regular feedback. Ultimately searching for the correct buyer / tenant.
  • All tenants are vetted thoroughly through various channels: credit reports are run, bank statements checked, identification verified, rental references followed up, employment status confirmed.
  • Using our CRM system daily, all clients are updated regularly and communication channels are kept open.
  • Paperwork is drawn up professionally. Leases / sales agreements are explained fully and any areas of concern are highlighted.
  • A complete entry inspection is done on the rental property. Using inspection software, I am able to provide a full inspection report, noting any and all issues. I provide feedback to the owner and arrange for contractors to attend to any repairs or maintenance required. Regular feedback and communication with landlords ensures a solid relationship.
  • Following up with tenants and buyers regularly after move in day ensures clients feel heard and optimizes repeat business.

  • Acquiring correct information for each project from clients, engineers and architects to ensure an accurate quotation is made up and sent to the client as quickly as possible.
  • Invoicing and debt collection carried out swiftly to ensure cash flow is optimized.
  • Orders for all materials required for site such as steel and concrete are placed. Service providers such as surveyors are booked and access is arranged for site.
  • Health and Safety requirements are noted and planned for. Site specific safety files are made up where required.
  • Staff teams are scheduled and plans are prepped for on site use.
  • On job completion, all pile reports and on site plans are recorded and filed for future reference.
  • Geotechnical engineer is booked for pile testing and reports are sent to clients and engineers for sign off.
  • Insurance guarantee certificates are issued by broker for each project and sent to clients.
  • Data capture and allocation of bank and supplier invoices on Sage is completed regularly in preparation for Vat to be paid and accounts to be kept up to date.
  • Weekly and monthly wages for all staff are prepared. And HR issues are dealt with when they arise with the help of an HR specialist.
  • All banking functions carried out, payments to suppliers, vendors and staff.
  • Website management and marketing duties carried out.
  • PA duties and calendar management for Managing Director.
