Managing a Building in the Rental and Social Housing space, tenant evaluation and Education.
Responsible for the overall on-site management of the assigned property, ensuring the property is well maintained and tenants receive efficient and effective service. Supervise staff and contractors to ensure they operate and carry out their functions in line with company practices, policies and procedures.
* Conduct tenant management training/education to ensure understanding of the programme objectives.
*Ensure a compliant social housing sector through assessment of the tenant allocation lists in line with approved guidelines, policies and SH Regulations.
* Provide implementation support to letting department for Rental and Social housing Programmes.
*Conduct pre-qualification interviews with prospective tenants.
* Follow up and resolve where possible, any customer queries or complaints. Escalate any unresolved issues to the Area Manager, Portfolio Manager or Customer Services.
Assist all other departments in resolving tenant queries where necessary.
* Ensure that the properties are well maintained at all times and that all repairs and maintenance carried out are completed within the company’s stipulated turnaround times and that the quality of the work performed is in line with the company’s benchmarks.
Check the maintenance request book daily and ensure the repairs are carried out.
Carry out routine repairs and maintenance where necessary.
Control any and all stock held at the building and keeping the stock register up to date.
* Inspect the properties and their surrounds daily to ensure that they are clean and well maintained. Report any issues to the Area or Portfolio Manager and follow up until the issues are resolved.
* Collect and deliver tenant statements, letters, notices etc.
Assist with credit control procedures, including obtaining proof of payments.
Complete the unit snag lists when tenants move in or out and deliver the lists to the office in a timeous manner.
Submit the attendance register and leave forms for all staff assigned to your building.
* Ensure tenants adhere to the building rules and procedures as set out in the Building Managers guide. i.e., visitors, overcrowding etc.
*Management of Service Providers e.g. security, cleaning, lifts, waste
managers, internet, transport, sanitation. Camera systems

*Checking invoices for payments Manage building and maintenance
